Thesis
68% of the world population is projected to live in urban areas by 2050. In London and other major cities, there is a shortage of quality lower-cost housing for this growing population. London needs over 65,000 new homes annually, but in the last decade, only 20,000 have been built per year. As a result, there is a high demand and pressing need to regenerate areas of the city and create affordable and increased housing options to help low- and modest-income Londoners get on the housing ladder (or be able to rent comfortably).
Investment
Our site in Wood Green, Haringey, is a residential-led, mixed-use development targeting a proposed 121 lower cost and affordable residential units, and 15,000 sq. ft. of commercial space. Previously occupied by a department store (closed since September 2015), the development site sits in one of the 16% most deprived local authorities in England and aims to help regenerate the local community. Working alongside our partner Dominus, we expect to complete the development in 2023.
Outcomes
High Road will potentially support around 510 residents, with all private units falling within the London Help to Buy threshold. We are targeting over 20% CO2 emissions reductions over a standard new-build development and promoting sustainable living by proposing secured cycle parking spaces, living walls, and roof garden and Sustainable Urban Drainage Systems to attenuate water run-off.
